Boundary Survey Cost: The Three Levels of Service

  • Measured boundary survey – a surveyor accurately measures and plots the physical features (fences, walls, hedges) against the title plan. Useful for fence replacement, extensions near the line or simply understanding your plot. Typical London cost: £400-£900.
  • Boundary determination report – a full desktop and site investigation: Land Registry titles, conveyance plans, historical Ordnance Survey mapping and site evidence, concluding with a reasoned opinion on the legal boundary position. Typical cost: £900-£1,800.
  • Expert witness report (CPR Part 35 compliant) – where a dispute is heading to court or the Land Registration tribunal, the report must meet strict procedural rules and the expert owes their duty to the court. Typical cost: £1,800-£4,000+, plus attendance fees if a hearing follows.

What Affects Boundary Dispute Surveyor Cost?

The single biggest driver of boundary dispute surveyor cost is how far the disagreement has already gone. Other factors include:

  • Documentary evidence – how many Land Registry titles, old conveyances and historic maps must be obtained and analysed. Title plans show only general boundaries, so older deeds often decide the matter.
  • Site complexity – long or irregular boundaries, sloping sites, rivers, shared driveways or multiple neighbouring titles all add measurement and analysis time.
  • Report standard required – a court-compliant expert report takes considerably longer to prepare than an advisory opinion, and that rigour is reflected in the fee.
  • Cooperation between neighbours – a jointly instructed single expert splits the cost and often settles the matter; entrenched positions multiply fees on both sides.

Boundary Issues and the Party Wall Act

Boundary questions often surface when building work starts near the line. If your project involves a new wall at the boundary or excavation near a neighbour’s building, the Party Wall etc. Act 1996 applies and party wall notices must be served – note that the Act governs works, not ownership, so it cannot itself decide where a boundary lies. Can the Land Registry just tell me where my boundary is?

No – registered title plans show general boundaries only. Establishing the precise line requires a surveyor’s analysis of the deeds and site evidence.

Will my neighbour share the cost?

Often, yes. Jointly appointing one independent surveyor is the cheapest and least confrontational route, and their conclusion frequently ends the argument.

Do I need a boundary survey before an extension?

If you are building up to the line it is sensible, and where excavation comes within 3 or 6 metres of next door the 3 and 6 metre rule may require notice regardless.
